Dubai’s Next Generation of Smart Living: Meet the Robo-Neighbours

Dubai’s real estate market has never been one to stand still. From smart homes to AI-powered services, technology is increasingly becoming part of how the city approaches modern living. The latest example takes that vision a step further: a new AED 700 million development where robots will operate across every floor.

Tréppan Vision, developed by Fakhruddin Properties and located in Dubai Land Residence Complex, is a mixed-use project valued at approximately US$191 million. Unveiled at IPS 2026, the development will bring together residential, office and retail spaces, with a strong focus on artificial intelligence, robotics, wellness and sustainability.

The project will comprise 463 units, including 408 residential apartments, 48 office suites and seven retail units. Its residential offering will include smart studios, one-bedroom and two-bedroom residences.

What sets Tréppan Vision apart is its building-wide robotics ecosystem. Rather than confining technology to smart-home controls, the development plans to introduce eight specialised robotic services covering areas such as reception, household assistance, security, cleaning, coffee preparation, healthcare support and deliveries. Dedicated robotic systems are planned for every floor.

Inside the residences, AI-enabled technology will connect essential elements including lighting, climate control, motorised curtains and smart access. Residents will also be able to use HomeSoul, the developer’s AI-powered platform, to manage their homes and access services.

The concept extends beyond convenience. A planned Smart Care service aims to use robotics to support basic health checks, teleconsultations, medication delivery and wellness rounds, bringing selected healthcare services closer to residents.

Flexibility is another key feature. Certain residences are designed to adapt as families grow, with one-bedroom layouts capable of becoming two-bedroom homes and two-bedroom residences able to transform into three-bedroom configurations.

Wellness and sustainability are equally central to the project, with planned air purification, water filtration, green spaces, fitness facilities and systems designed to divert up to 90% of building waste from landfill.

For Dubai’s property market, Tréppan Vision represents more than another technology-led development. It reflects a broader shift in what modern buyers may come to expect from their homes: not simply premium finishes and amenities, but intelligent environments designed around convenience, adaptability and quality of life.
