Emirati Women Are Reshaping Sharjah’s Real Estate Investment Landscape

The UAE’s property market is increasingly reflecting a broader shift in who is investing, why they are investing, and how they view real estate as a long-term asset. Sharjah is a particularly clear example of this evolution.

Between January and August 2026, Emirati women invested AED 2.7 billion in Sharjah’s real estate sector, spread across 3,385 properties and involving 3,737 female investors. Compared with the same period last year, the number of investors increased by 4.2%, properties rose by 1.9%, and transaction value grew by 1.2%. (Khaleej Times)

For us at W2 Realty, the significance of these figures extends beyond the headline number. They point towards a growing culture of property ownership where real estate is increasingly viewed as a tool for wealth preservation, capital growth and long-term financial planning.

Sharjah’s appeal also lies in the wider transformation taking place across the emirate. Continued infrastructure development, expanding communities and an increasingly diverse property offering are creating opportunities for different investment strategies — from residential homes and family-oriented communities to income-generating assets.

The rise in female participation is particularly notable. Property investment is no longer simply about purchasing a home; for many investors, it represents an opportunity to build a portfolio of tangible assets that can contribute to financial independence and intergenerational wealth.

More broadly, the data reinforces the importance of looking beyond Dubai when assessing the UAE’s real estate market. Sharjah has developed its own investment proposition, supported by a growing economy, evolving communities and a market that continues to attract both end-users and investors.

At W2 Realty, we believe the strongest property decisions begin with understanding the market behind the property. Numbers such as these help investors identify where confidence is strengthening and where emerging opportunities may be worth exploring.

As Sharjah continues to develop, its real estate story is becoming increasingly important to the UAE’s wider property landscape — and the growing participation of Emirati women is an important part of that story.
