Dubai’s Fourth Corridor: A New Chapter in Connectivity and Urban Growth

Dubai’s Fourth Corridor

Dubai continues to invest in infrastructure that supports its long-term growth. The newly approved Fourth Corridor is a major step towards improving connectivity between Dubai, Sharjah and Abu Dhabi, with the potential to transform daily commutes and support the development of emerging communities.

An 80km Strategic Road Network

Spanning approximately 80 kilometres, the Fourth Corridor will connect Al Shanouf Road in Sharjah to Al Faya Road in Abu Dhabi through two phases. It will become the UAE’s fourth major inter-emirate road corridor, complementing Sheikh Zayed Road, Sheikh Mohammed bin Zayed Road and Emirates Road.

Key Upgrades and Reduced Journey Times

The project is designed to improve traffic flow, increase road capacity and reduce travel times across key routes.

  • Phase One: A 30km stretch from Sharjah to Dubai–Al Ain Road is expected to reduce a 35-minute journey to just 14 minutes.
  • Phase Two: The 50km extension towards Abu Dhabi is expected to cut a 50-minute journey to 24 minutes.
  • Major Infrastructure: The project will include 72 bridges, 17 tunnels and 45 stormwater drainage culverts.
  • Enhanced Capacity: Each phase will feature 12 lanes across both directions, accommodating up to 24,000 vehicles per hour.

The corridor will also improve access to key destinations, including Al Maktoum International Airport, and strengthen connections with the Etihad Rail network.

What This Means for Dubai’s Property Market

Beyond easing congestion, the Fourth Corridor reflects Dubai’s broader vision for sustainable urban expansion. Improved accessibility can make emerging residential communities more attractive to residents seeking better connectivity to employment centres, transport infrastructure and neighbouring emirates.

For property investors, infrastructure developments are an important factor to consider when assessing locations for long-term potential. However, the actual impact on property values and rental demand will depend on several factors, including delivery timelines, community amenities and future supply.

Looking Ahead

The Fourth Corridor represents more than a road development. It is a strategic investment in mobility, economic connectivity and Dubai’s future growth. As the emirate continues to expand, infrastructure of this scale will play an increasingly important role in shaping where people live, work and invest.
